Office Space to let Leeds

Number 2 Wellington Place is now fully let following an additional 4,190 sq ft expansion by global professional services firm, Towers Watson.

Towers Watson located to Number 1 Wellington Place in 2001 and has over this time has doubled employee numbers to 170, reflecting its strong business performance.

The firm has now taken the additional space at Number 2 Wellington Place, a 120,000 sq ft, seven-storey Grade A office building. Towers Watson now occupies 19,750 sq ft in total at Wellington Place.

Andrew Barlow, Managing Director at MEPC, said: “We are delighted to announce that Number 2 Wellington Place is now fully let. This is an exciting milestone for us, and a great demonstration of the continued confidence in Leeds. Towers Watson is an important customer of MEPC and we look forward to continuing our support for them.”

MEPC Wellington Place Secures 10,000 sq ft Letting with BSkyB

MEPC, developers of the Wellington Place business quarter, has secured a 10,000 sq ft expansion for the Sky Betting and Gaming division of BSkyB.

The letting follows a strong year for Sky Betting and Gaming which has seen a 30% increase in revenue since locating to Number 2 Wellington Place one year ago.

Sky Betting and Gaming also estimates that both employee productivity and retention has increased since locating to Wellington Place.

Richard Flint, Managing Director at Sky Betting and Gaming, said: “We have now passed our first anniversary of being located at Wellington Place and already the impact of the sense of space, quality of accommodation and central location has had a noticeable impact on employee wellbeing. Over this period, our revenue has shot up 30% and we very much consider that the positive environment here at Wellington Place has been a strong contributing factor.”

Sky Betting and Gaming currently occupies 14,500 sq ft at Number 2, Wellington Place – a seven-storey, Grade A office building in Leeds city centre.

MEPC has recently invested £1m to turn the Wellington Place site into an award-winning community hub with urban gardens and five-a-side football pitch to create a unique, dynamic business estate with a strong focus on sustainability.

Wellington Place to host the festival of business and arts 2012

The internationally renowned Yorkshire International Business Convention (YIBC) are planning a major revamp for next year’s event.

The renamed Yorkshire Business and Arts Festival will bring together four world-class events which will be spread over five days next June, while relocating from Harrogate to Wellington Place, Leeds.

The proposals, which are still in the early stages of development, include a new-look Yorkshire International Business Convention, an evening with the Northern Ballet and an event with Northern Broadsides as well as a performance by a world-renowned brass band and an Edinburgh Tattoo-style event with the Yorkshire Regiment.

Traditional and innovative “new-technology” activities will be arranged at the site for younger people and families, and a Leeds United Legends football tournament is also being planned for the event.

Previous keynote speakers at the convention – which has been going for the past 16 years – include Mikhail Gorbachev, Bill Clinton, Archbishop Desmond Tutu, Bob Geldof, Neil Armstrong and the inspirational blind speaker Miles Hilton-Barber.

England cricket captain Andrew Strauss and web inventor Sir Tim Berners-Lee headlined this year’s event in June.

The YIBC’s founder, Mike Firth, said the plans, which have the backing of Leeds City Council chief executive Tom Riordan, provided a great opportunity to bring people from throughout Europe to a festival that would celebrate business and the arts in “our wonderful county’s capital city”.

He added: “We are determined to deliver a range of events that will appeal to businesses and the wider population including younger people – all designed to engage, educate and entertain the thousands we hope will want to attend.”

YIBC has traditionally been held in Harrogate, but it will relocate to MEPC, Wellington Place Leeds, and will be held between June 15 and June 19, next year.

'It’s a Leeds Knockout’ at Wellington Place

Top businesses from across Leeds battled it out at Wellington Place in the 'It’s a Leeds Knockout’ competition to raise money for the Sue Ryder Wheatfields Hospice in Headingly.

In an action-packed afternoon, teams from firms across Leeds fought their way through water, foam and inflatables in an attempt to win It’s a Leeds Knockout.

The team from Towers Watson came out on top in the wild and wacky competition to scoop the first prize, with HSBC taking second place and Ellbee in third.

Dominique Simcox, spokesperson at MEPC said: “We’d like to thank all the businesses that took part in the day, as well as those who cheered them on and donated. It has been a real pleasure to host a fun event like this and raise much needed funds for the hospice”

Sue Ryder Wheatfields Hospice is a specialist palliative care unit enriching the quality of life of those living with or affected by a serious illness.

A donation of £25 pays for an hour of physiotherapy for someone with a life changing illness; £100 pays for six bereavement sessions for someone who has lost a loved one; £600 pays for the cost of running an inpatient bed for two days and £1,000 pays for a nurse to care for people in their own homes for a week.

This years Wellington Place summer BBQ was bigger and better than ever!

500 Wellington Place customers came together to enjoy delicious food and great music in the sunshine.

Local talent from the Leeds College of Music supplied the sound track for the day in the form of singer Matt Belmont (http://www.myspace.com/mattbelmontmusic) and the glorious weather provided the perfect conditions to enjoy a game of mini golf and sample the free ice cream.

Dominique Simcox from MEPC said, “Every summer we look forward to getting all our occupiers together and this year the number of people attending was our best yet. I am thrilled to have had such a great turnout and we would like to thank everyone who helped to make the day a great success.”

Wellington Place Receives a Blue Plaque

The Historic Wagon Hoist at Wellington Place receives a Blue Plaque from the Leeds Civic Trust.

The Leeds Civic Trust has chosen to honour one the city’s oldest surviving pieces of railway architecture in an event held at Wellington Place.

The plaque, unveiled by the Lord Mayor of Leeds, Councillor Rev’s Alan Taylor marks the historic wagon hoists’ role in the industrial heritage of the city.

Built in 1850s there were originally two wagon hoists which were used to hoist huge wagons from the viaduct down the goods yard. The surviving (north) tower was known as the Gravity Hoist.

Kevin Grady, Director of Leeds Civic Trust, said: ‘Leeds has a great railway heritage extending from the creation of the Middleton Railway in the eighteenth century. The Trust is delighted to be able to include the Central Station Wagon Hoist in our blue plaques scheme.’

Repair Works to Historic Lifting Tower

Stonemasons have begun work to repair the south side of the historic Lifting Tower which sits in the centre of Wellington Place.

The Lifting Tower was built in the 1850s and was one of a pair which stood either side of the old viaduct running into the Leeds Central railway station. Steam power and giant chains were used to hoist huge wagons from the viaduct down to the goods yard.

Dr Kevin Grady, director of Leeds Civic Trust, said:

“It’s remarkable that it has survived. “It is one of the oldest surviving pieces of railway architecture in the city. We’re delighted it is in the hands of a developer that has a long-term interest in the future of the site.”

Phil Clifford, Estate Manager at MEPC, Wellington Place said: “ Due to the harsh winter the south side of the tower has started to erode, work is now underway to repoint the tower and prevent further deterioration.

Football Marathon

On the 25th June a team of 16 will be taking part in a marathon game of 5 a-side football at Soccer Central, Wellington Place. Their aim is to play constantly for 24 hours to raise money for the Foundation for Prader-Willi Research (FPWR).

Prader-Willi Syndrome occurs in approximately 1 in 15,000 children. Early symptoms are slow muscle development and various other symptoms which occur during childhood and adolescence. At some point, usually between the ages of 1 and 6, the child will develop insatiable hunger. Just imagine never feeling full! This can lead to severe childhood obesity and all of the health risks associated with it, as well as the additional risks of a permanently hungry child eating anything within reach.

Being a reasonably unheard of condition means that it does not receive as much attention and funding as other childhood conditions or illnesses and this is what FPWR want to change. Every small development in research takes doctors and patients one small step closer to understanding the condition that is effecting their child.

MEPC reports on a positive 2010

2010 proved to be an encouraging year for MEPC’s leasing results with 213 leasing deals generating £2.2m pa of net additional income, with a strong lettings performance at both Hilllington Park and Milton Park.

Portfolio wide vacancy rates fell below 10% which is a ‘first’ in five years. Customer retention rates at lease breaks/expiries is still amongst the best in the industry at 86%.

MEPC confirmed plans to prepay £102m of the £470m loan securitised via Opera Finance (MEPC) plc in early 2011. Please tell us a little bit about what G4S provides

Manned security across the Wellington Place Estate

How long have you worked for G4S?

I have worked at Wellington Place since Feb 2007 with Reliance Security. G4S took over the contract on 1st Aug this year.

What is the most rewarding aspect of your role?

Tough one that, I suppose it's the sense of pride I get when occupiers can relax around the estate on their lunch hour and feel safe to do so. It makes all the hard work my team has put in over the years worth while.

What is the oddest thing that you have had to do in the course of a day’s work?

I have encountered so many odd incidents that even to this day they still make me chuckle. I particularly remember the ferret incident. A few years ago a colleague and I were sat in the patrol car at around 5am when a ferret ran into the middle of the car park and stared at us. My colleague was quite a stocky lad and it makes me smile remembering him cooing and chasing it across the Estate, the only thing missing that day was the Benny Hill music.

When asked as a child, ‘what do you want to be when you grow up’ what was your reply?

I wanted to be a Police Officer like my dad.

If a movie was made of your life, who would you like to have playing you?

I would probably say Will Smith solely for the fact he has funny ears like me.

What is your favourite…..?

Tipple? Red Wine

Book? Dan Brown - Da Vinci Code

Dessert? Sticky toffee pudding with lots of custard.

If you could only eat 3 foods a day what would they be?

Cornflakes, Spag Bol and Cadburys Crunchies (I know, they’re not strictly a food but I love them).

If you were stranded on a desert island what item(s) could you not live without?

For fear of my better half seeing this then it would have to be my wife.... if she doesn’t, then it would be my laptop.

MEPC Gets The Green Light For New Offices in Leeds

Planning permission has been granted from Leeds City Council for two new Grade A office buildings at Wellington Place. The City Council re-iterated its continued strong support for the proposals noting that the careyjones architects designed buildings provide an exemplar approach which set a benchmark for the City.

Number 3 Wellington Place will be prominently located at the junction of Wellington Street and Northern Street and will comprise 110,000 sq ft of Grade A office space with floor plates up to 19,500 sq ft.

The application for Number 10 Wellington Place includes plans for 35,000 sq ft of Grade A office space set over five floors with floor plates of up to 6,700 sq ft, with the option of transforming the ground floor for retail or leisure use.

Andrew Barlow, managing director of Wellington Place, said: “We are pleased to have received planning permission for Number 3 and Number 10 Wellington Place. This demonstrates our commitment to the expansion of the site; however, we will be taking a long-term approach to construction and we are unlikely to be developing speculatively.

“This decision has been made to enable us to ensure the continued success of Wellington Place and to be in a position to develop the two Grade A office buildings when market conditions allow.”

While many of the UK’s developers opted to mothball paralysed sites, MEPC invested £1 million enhancing its public realm, including; the creation of green space, urban gardens, a five-a-side football pitch and orchard on what would otherwise have been a derelict site.

How long have you worked at MEPC?

3 Years.

What’s the most rewarding aspect of your role?

Seeing smiling faces around the estate.

What have been your most memorable experiences at work?

Being proud to be part of the team that has created the estate to the standard that it is now.

What was your previous role?

26 years as a serving soldier, rising to the rank of Captain.

What job would you have gone into if it wasn’t property?

Due to recent experience in the world of television, some of my fellow thespians have mentioned that I am in the wrong business, maybe I should have taken up acting!

What’s the oddest thing that you have had to do in the course of a day’s work?

Being told that I had to ride a very large horse on parade in front of 1000 men. Having had no riding experience you can imagine my fear as the men were called to attention causing the horse to bolt and slam me into a flagpole. Not a good day.

If a movie was made of your life, who would you like to have playing you?

My hero, Norman Wisdom.

What was the last thing that you laughed out loud to?

Last night, it was a text message I received from a friend.

What is your most memorable experience as a child?

My elder brothers holding a party while our parents were away, all the house furniture was stacked in my bedroom and I saw sights that night that a twelve year old shouldn’t see!

What’s the most interesting place you’ve been to for a holiday and why?

Sorrento, it’s like stepping into the 50’s and the Amalfi coast is stunning.

Help 4 Heroes. Being a former member of the forces I have lost many friends over the years.

Yes, everything is separated and I send 0.5% to landfill.

I enjoy a variety of music, having two teenage daughters I am quite ‘down with the kids’.

What’s your most loved song?

My most loved song is ‘Wonderful tonight’ by Eric Clapton.

Do you play any instruments?

As a youngster I played the trombone and I am also a mean drummer!

Football is my passion, having played it and been a manager. Manchester United is my team and Sir Bobby Charlton is my hero.

We would like to say a big thank you to everyone who joined us. Together we raised over £400 for Sue Ryder Care – Wheatfields Hospice.

MEPC Wellington Place Scoops Another Prestigious Award

MEPC’s Wellington Place has scooped a prestigious award for regeneration at last night’s Yorkshire Property Awards, the annual event that recognises property leaders across the region.

The award for Best Regeneration Project, Corporate Social Responsibility Award 2010, went to MEPC’s Wellington Place for its £1m greening investment to turn the site into a vibrant business and community hub during the downturn.

While many of the UK’s developers opted to mothball paralysed sites, MEPC bucked the trend by investing £1 million enhancing its public realm, including; the creation of green space, urban gardens, a five-a-side football pitch and orchard on what would otherwise have been a derelict site.

The investment has been instrumental in attracting occupiers to the site with Wellington Place securing 25,000 sq ft of lettings already this year. With only 86,000 sq ft of office accommodation across Leeds City Centre let so far in 2010, Wellington Place holds more than a third of all letting.

Andrew Barlow, Managing Director of Wellington Place, said: “Our commitment to Leeds City Centre inspired us to invest in the site while projects were stalled. We have witnessed across the region how abandoned plots of land can affect the morale of a city. Not only is Wellington Place an attractive place to work and visit but it is recognised by investors as a progressive development which recognises its responsibility to the city.”

Wellington Place recently also won a prestigious award at the prominent Leeds Architecture Awards. The Temporary Works award celebrates innovation and commitment to the community. MEPC was praised for turning its 22 acre site to a city centre resource that can be enjoyed by those who live and work in the surrounding area, creating a new community hub. Judges said MEPC should be applauded for providing such a vibrant community space and for demonstrating a long-term commitment to Leeds during the economic downturn.

MEPC Sells Benson House for £20 Million to Lancashire County Pension Fund

MEPC today announces the sale of Benson House to Lancashire County Pension Fund for £20 million achieving a net initial yield of 7.4%.

Benson House is located on the award winning MEPC Wellington Place development scheme managed by MEPC.

Currently occupied by Price Waterhouse Coopers the rent is at £1,549,660 per annum on an unexpired term of 11 years, with a break clause in six years.

Regus Expands at Wellington Place

Regus, the leading global provider of innovative workplace solutions, has expanded its presence at MEPC’s No.2 Wellington Place, Leeds, by taking an additional 10,380 sq ft in the grade A office building.

The additional requirement is a result of Regus’ current 26,175 sq ft space at No.2 Wellington Place being fully occupied due to high demand by businesses in the area. The larger 36,555 sq ft business centre will increase the amount of flexible office space available on the site.

The additional space has been taken on a profit share partnership with the office building owner MEPC. DTZ and Jones Lang LaSalle acted on behalf of MEPC and Regus respectively. Families across Leeds are being invited to come along to a celebration of play to take part in a host of free games and activities.

The event - to celebrate Playday on Wednesday 5 August - has been organised by the Leeds Play Network with support from Leeds City Council and MEPC Wellington Place

Playday is a national campaign to raise the profile of the child's right to play and issues that children face in realising their opportunities to play.

This year's Leeds Playday event will take place on Wednesday 5th August 2009 at Wellington Place, at MEPC Wellington Place. The theme is "Make Time for Play" and will involve various play opportunities and a wide range of FREE activities for children and young people.

Playday is the biggest annual play celebration in the country. On Playday each year, thousands of children take part in free play celebrations across the UK. As well as enabling children and families to have a great day out, it also aims to get across some serious messages about play and children.

Chris Davidson, MEPC development manager, said: "Playday is another example of MEPC’s commitment to open up Wellington Place for the benefit of the local community until market conditions improve. Playday is a nice fit with the long term ambitions we have for Wellington Place, creating a sustainable development where people can work, live and visit."

Councillor Stewart Golton, executive member responsible for children’s services said: "Family life can be so hectic, and playtime is often the one thing that gets forgotten about. But play is such an important part of a child’s life and has a great impact on their future development, so it is vital that families set aside some time and space to allow their children to play."

Bob Morse, Play development worker, said: "Every year Leeds Play Network provides an event that culminates with the city-wide contribution to the national Play Network Campaign, bringing together partners from very diverse backgrounds. This year the site at Wellington Place, provided to us by MEPC, is right in the heart of the city and is a perfect location, large enough to accommodate the hundreds of children and parents that will come to enjoy Playday."

For MEPC the end product is Wellington Central, a two storey, 5,200 sq ft sustainable development office at the heart of Wellington Place. It includes a design workshop that will be used by Leeds civic architect John Thorp.

In keeping with the company’s commitment to sustainable construction, Wellington Central has been built utilising used freight containers, shipped between the UK and China. Complementing the space is architecture and design from world-renowned Martha Schwartz, who has given the suite top class quality and artistic sophistication.

The suite will provide space for use by the Renaissance Leeds Partnership, an arrangement which has been facilitated through the West End Partnership. It will be used as a City Workshop for the Renaissance Leeds project.

Named in recognition of both its position on the site of the former Central Station and its central location within the mixed-use development, Wellington Central signals a major milestone in the progression of the scheme.

The aesthetic design adds to the environmentally friendly development and may play a key role in attracting professionals to not only visit, but use the new venue for events.The marketing suite will also act as the new regional office for MEPC in Leeds while construction of the development continues.

Rick de Blaby, chief executive of MEPC, said: “The opening of the marketing suite is extremely significant for us on a number of levels, not least because it allows us to make a permanent base from which to promote Wellington Place and all that it has to offer.
